The Honeymoon Period is Over

The Honeymoon Period is OverDid you know that, subject to the condition that there is no fixed term tenancy in place (for example, the tenancy is a monthly tenancy), the landlord can terminate a tenancy before the expiration of 6 months for no reason whatsoever and by giving just 28 days notice.

It is the experience of landlordsolutions.ie that you don’t really get to know a tenant until they have been in occupation for a few months and this is the case even if you’ve been given solid financial references from a previous landlord.  For this reason landlordsolutions.ie recommend a 6 month break clause which will enable you to see the tenant’s true colours before the expiration of the 6 months, whereupon Part 4 allows a four year lease and you are stuck with the tenant.  See our other articles for hints and tips on 6 month break clauses and much more!
